How many times do you buy ten acres of land and there’s a Grocery Store, Post Office, Petrol Station and Hotel only 300 metres away? And only 25 minutes drive to the boat ramp for water skiing and catching yellow-bellies!

I was a developer in Queensland from 1980. I started working with a well-established property developer who helped me get started in my first subdivision which was a small single block development in the township of Hivesville. That’s three hours drive north-west of Brisbane and inland from the top of the Sunshine Coast/Rainbow Beach area, about two and a half  hour’s drive.

The little village only has 160 people and is serviced by a seven-day-a-week combination general store / petrol station / post office that’s open from 6 am in the morning till 7 pm at night.

The only other commercial property in town is the Hivesville Hotel which is a prestigious brick building which you can’t miss as you drive into the town. This hotel is famous for its over the counter meals and there is a fair bit of country music played here.

The 10 acre block that we are offering for sale today is inside the town plan. Just 300 m away from the hotel and the shop, it has power across the front boundary of the block and is available be connected directly onto the block.

It’s an undulating piece of property with Gumtrees and Iron Barks. It has been selectively cleared and we had cattle running on it keeping the grass down. But it’s been totally left for the last 45 years except for a firebreak put up one side which is close to the residential subdivision.

We were going to continue with the subdivision and put 30 lots in, but by the time we got our figures we found out that the cost to develop didn’t leave enough profit for the sale price of the lots

However that was then, and probably things are different now there are more people wanting to live in areas like this. All the paperwork that we did with the consultants would be handed over upon settlement and there was approximately $30,000 spent in this work.

We are only selling it as a 10 acre block. The easiest way to capitalise on the block of land would be to cut it up into 2 x 5-acre lots

The sale price is $150,000 firm and we’re not open to offers. Small building lots are selling now at 45,000 and this is the equivalent size of 40 house lots.

The rates are approximately $1,500 per year and I’d be happy to continue with my activity knowledge in the area to assist anybody purchasing it.

So what can you do with 10 acres in Hivesville? Well, first of all you can build a house. Cut it up into 2x 5 acres and you can build two houses

The block of land is perfect for someone who wants to have horses or if you had cattle or goats.

Because it has highway road frontage it could be an ideal get-away with a few cottages on it. You’ll have to talk to the council about that — they’re very pro tourism. Or you could put up a big shed and run a business out of it, such as spare parts etc.
